This is my new study model. I divide the shape into four different levels. the very top level of the building which you can see that windows/blocks are solid black because that will be the theater and others will be use for public spaces.

Instead of "blacking out" the windows, maybe it could be interesting to study the size/frequency of the apertures and to gradually shrink them or to change where they appear on the building skin.
